Book Description

DVC contracts are valid for a long time. If you wait 25 years, will you still be able to visit Disney World every year? 35 years from now? If you change your lifestyle or you become tired of Disney holidays, or suffer financial reverses or even financial hardship, your dues could become an expense. Then you’re faced with selling your membership or renting out your points to pay for the dues. There’s an explanation for why there are always DVC resales available There are times when people get the wrong place, or just decide to change their minds.

A DVC member who joined as a member about 12 years ago mentioned to Dvcsales.com founder that she might not be able to make the same decision today. One thing she didn’t consider but now knows, is that your life changes over time. When she became a member of DVC, she was a mother of small children and visited Disney World every year. Now her kids are attending college and she admits that when that tuition bill arrives, she sometimes regrets owing 3000 dollars in annual DVC dues. Timeshares are sold because people cannot afford the fees. You’ll see many non-DVC timeshare memberships on eBay or in other places with the requirement that the new owner takes over fees. However, we have never witnessed an DVC membership being given away due to the active DVC resale market. DVC has been able to hold its value for longer than the other timeshares. This is partly due to Disney buying back a portion of Resales under its right-of-first refusal clause. This helps keep the price of resales up. Resellers currently receive around 50% to 70% of the retail price, once they’ve paid for the sales costs. Additionally, there is a strong need for DVC points rentals. Owners often rent their points to help make ends meet.

Memberships
As DVC memberships are getting closer and closer to their expiration dates, it’s likely that prices for resales will decrease. It’s possible that resale price for an expiring resort in 2042 will drop in particular, given that there are DVC resorts that won’t expire until 2057 or beyond. There’s every reason for DVC to keep its popularity and there are additional resorts being constructed with expiration dates later than 2042.

However, there is a major advantage in your Disney Vacation Club membership having a date of expiration: eventually you can be able to get rid of it! The other timeshares can be sold in perpetuity. It is not a benefit. It simply means that your fee for membership will never stop.
